Ira Marks Commercial Realty came into existence in 1998, but having been conceived during 20 years of high-stakes brokerage activity in Miami with the Keyes Company, the largest independent real estate agency in the southeast, and further nurtured by 10 years of real estate practice in Vero Beach. Ira Marks, CCIM, was, for several years running, the top transaction broker out of over 3000 Keyes Company salespeople, with over $175,000,000 in closed transactions, while a manager of 60 commercial agents in the downtown Miami office. He has participated in many of the larger real estate transactions here in Vero Beach since arriving in 1989. He earned the coveted CCIM designation in 1987. As a Certified Commercial Investment Member, Ira Marks is a recognized expert in commercial real estate brokerage, leasing, asset management, valuation and investment analysis.

The notion of offering superior service to a limited number of clients, both buyers and sellers, had almost disappeared from the real estate industry during the go-go days of the 70's and 80's in South Florida, and was practically non-existent in the adolescent commercial market of Indian River County. That then became Ira Marks' niche -- a single practitioner with the background and expertise of a big-city broker, accountable to a few select clients, offering true one-on-one counseling and brokerage services.

Ira Marks Commercial Realty is the investor's link to experts in all facets of real estate, offering the flexibility to choose a single service or a carefully tailored array of services. Broad experience in working with large and small development groups and individuals is of significant value in acquiring and disposing of properties, guiding clients through the final contract period and closing.

Mr Marks is experienced working with technically skilled professionals, including environmental scientists, architects, engineers, and planners. Transactional experience with attorneys and commercial real estate agents gives him an edge in identifying and quantifying solutions to real estate acquisition and divestiture problems. He coordinates site selection and acquisition requirements through integration of professional disciplines for market analysis, land planning, and financial feasibility. His acquisition, market research, negotiation and structuring skills across a wide range of property types, serves national and international clients.

Mr. Marks' review of properties determines optimal use and marketability, and projects the demand potential based on an assessment of the primary market and competitive climate. He then prepares cash flow analyses based on projected income and development costs and determines potential return on investment and equity, net present value, and internal rate of return.

Mr. Marks served on the SR 60 Corridor Task Force and was chairman of the Indian River County Chamber of Commerce Industrial Parks Committee.

Mr. Marks has earned his certification as a Florida Supreme Court Circuit Civil Mediator. He is trained in the area of conflict resolution and can assist Realtors, homeowners and business professionals in facilitating solutions to their disputes.
